If you are not paying cash for a home; you need to apply for a loan. Provide home search information.
View properties that meet your needs and select one home.
Make an offer - Negotiate the offer.
Contract accepted - Earnest Money deposited.
Conduct a property inspection of the mechanical, electrical, plumbing and structrual aspects of the property.
Property appraisal - the property must also qualify for your loan.
A Title Search will be done verifying ownership of property can be transfered to you with clear title.
Settlement & Close of escrow.
Possession - YEA!

For Sale By Owner: A homeowner offering his home for sell is usually doing so in hopes of saving the commission. Coincidentally, this is the reason a buyer thinks they want to deal directly with a homeowner. Can this same amount of money be saved twice? Is the property priced correctly? Many times a homeowner will work with an agent, even though his home is not listed. As a buyer represented by our services, please let us contact the owner and set the appointment to see the property.

As a serious buyer, you should apply for a loan and obtain approval before you find the home you want to buy.

Now that you have your list of features you want in your new home, you are ready to start looking! Well, not just yet. You are going to need to know in what price range to look. It is now time to go get pre-approved or pre-qualified for a mortgage. You will need to contact a mortgage company and I would be happy to refer a company or loan officer that I have worked with in the past who has the ability to make your dream home become a reality.

There are some key differences between pre-qualification and pre-approval for a loan that you need to be aware of. Loan pre-qualification is a simple process. It takes into account very basic information regarding your financial status and gives you an amount for which you may qualify. This can be done strictly on a verbal level or electronically over the Internet or by phone. The pre-qualified amount is based solely on the information you provide. In most markets, pre-qualified buyers usually hold little clout compared to pre-approved buyers due to the fact that the information given during the pre-qualification process is not thoroughly investigated and therefore may be unreliable.

Where a pre-approved buyer is actually approved for a loan of a certain amount, a pre-qualified buyer is only told that they might be approved for a certain amount. Pre-approval is a much more involved process. The lender will take all pertinent information regarding your finances and perform an extensive check on your current financial status. This will ultimately give you the exact amount that you will be eligible for (depending on what type of loan you decide to go with). Being pre-approved lets the seller know that you have gone through an extensive financial background check and there should be no unexpected obstacles to buying the home. You can see how being pre-approved would be more attractive to a seller than just being pre-qualified.

You should include a provision in the sales contract that gives you the right to inspect the property to insure you are buying a quality home.

You should be confident in the overall condition of your new home. Don't be surprised by major defects not disclosed or known by the seller. You can learn how systems in the home have been maintained. Receive an expert's advice. We can recommend a good home inspector. You should accompany the inspector to ask questions and receive a written report itemizing any areas of concern. If repairs are needed, you can negotiate with the seller
to make them in accordance with the provisions of the sales contract. While a home inspection doesn't guarantee that everything will remain in good working order, it does help you to be an informed buyer.

As an additional benefit, a Home Warranty Plan can be purchased.

Some sellers offer to provide this coverage. If the seller does not, you can purchase the coverage. It is good for one year on selected items such as Heating System, Air Conditioning, Plumbing, Built-in Appliances and more. Ask us for a brochure.
