Sellers' brokerage fees pay the Buyer's agent--Sellers pay the fees!As a Buyer, you deserve the same kind of service. We can help! The two main reasons people buy homes are: 1- tax advantages and 2 - investment potential. "Property taxes" and "qualified home interst" are deductible. The largest investment for most people is their home. In the long run, investments in homes far outpace inflation. Homeowners build equity and can borrow against that equity.

As a serious buyer, you should apply for a loan and obtain approval before you find the home you want to buy.

The benefits to a pre-approval are:You look at the "right" homes. You save money dealing with a comfortable seller. You close more quickly. You minimize trauma of not knowing whether or not you qualify. We can recommend quality lenders!

You should include a provision in the sales contract that gives you the right to inspect the property to insure you are buying a quality home.

You should be confident in the overall condition of your new home. Don't be surprised by major defects not disclosed or known by the seller. You can learn how systems in the home have been maintained. Receive an expert's advice. There are inspection companies that provide services of this type. You should accompany the inspector to ask questions and receive a written report itemizing any areas of concern. A home inspection is completed to insure you are buying a quality home. If repairs are needed, you can request the seller make them in accordance with the provisions of the sales contract. While a home inspection doesn't quarantee that everything will remain in good working order, it does help you to be an informed buyer.Walk-through the property prior to close of escrow to confirm the propertyis substantially the same as when you made the offer and anyrequested repairs have been completed to your satisfaction.

As an additional benefit, a Home Protection Plan can be purchased.

Some sellers will provide this coverage. If the seller does not, you can purchase the coverage. It is good for one year on selected items such as Central Heating System, Central Air System, Interior Plumbing, Built-in Apliances and more. Ask us for a brochure.

Someone who will search for your dream home.
